I’m working with realtor for home search and every time I send her listing, she message that homes in this area are going over 100k and don’t bother to show me. Is this a normal realtor behavior or Should I change my realtor?
I'm a realtor, I don't think she is doing in the right way. I can understand she may be busy, but serving clients is the basic requirement. In my case, when my clients send me a listing, I would do prescreening (reading disclosures, inspections report, checking Maps) to see if there any issues my clients hate. After that, if my clients still would like to see, I will schedule a time to show the house ASAP in case we can place a preemptive offer to avoid bidding war. In terms of price, it's not simply saying the price would be 100K. I would do comps with most recent sales similar conditions (neighborhood, schools) in this area, and often need to learn pending deals to adjust to the rapid changing market.
And what if after all this, the client is a tire kicker and comes with an absurd low-ball price of their own, because someone they know got a house cheaper. I know a lot of clients feel entitled. But just driving around a client and showing houses for free when they aren't in the mood to put an offer worthy of getting accepted, isn't the smartest thing either.
It's a waste of time for both parties if the property actually is out of your budget/range.... But it's also to the point where they should be able to explain this with enough details you don't need to make a post asking about it... And ultimately, it's what you want, not them.
She usually say based on her recent experience in this area, houses are going above 75 to 100k. I have saved few listings to follow so I can see it myself how much over they will be sold to validate her claims.
Yes, definitely do check that out. As much as the world talks about realtors being blood thirsty greedy, the opposite is also true i.e realtors are not in this for charity or "just" for enabling people to get their home sweet home. Yes, helping people find their ideal home and striking awesome deals makes them happy, proud and feel accomplished, but working with a tire kicker is draining. Are you a tire kicker? No one else would know that for sure, except you. So think about that.

Exactly. Do this OP. You are smart enough to not use a realtor. Visit open houses and put whatever offer you want. And why do you even need ShopProp or an attorney? I think most of the forms are available to the principals of a transaction. Just pencil whip through that b!tch.

Fire that realtor. If you want to see it, they should show up. If you want to make an offer, they should prepare it as long as things are within reasonable limits. Otherwise thye are just trying to avoid work.
