found this on disclosure for a sfh in bay area any idea how much the repair will cost? is it bad enough to be a deal breaker for buying decision?
If the substructure framing has mold issues, this can be $$$$ to fix. Entirely depends on the extent of the mold and how long the leak had been going on for, but I would expect a good 15k+ on fixing this and that could very well be the lower end of things.

Probably 10-15k assuming it is as easy as just ripping out and replacing the shower/tub. Problem is with water damage there can be a ton of further damage that isn’t apparent until you start ripping things out. I wouldn’t be surprised for it to grow to a 25k job. I’ve bought 4 houses, none new, not a fan of new construction. Multiple of those I had to put a good clip of work into but I’d be wary of water damage unless you just love the place. Flip side is it probably scares away other buys so maybe an opportunity for a good deal if you are ok with the risk

Water damage is not uncommon in the Bay Area. The cost can range very differently, 10K - 20K, depending on the damage and contractors. During bidding war, it's not a concern for most buyers.

I can, I was a contractor (still have a valid GC license). Depending on material used, I'd probably say $20k but it depends on the size of the bathroom, changes desired, and what's going on behind the walls. I've done several, it's not cheap to remedy.
