I'm currently renting. I want to buy but both the prices and APR are way to high compare to 3 years ago. Is it still smart to buy a house now or should we wait for a crash? And of course the house would have to financed.
If you wait for a crash you'll never buy because you won't know it happened till it's over lol But don't buy to just buy...buy when renting no longer makes sense for you.
Buy if you can. Start small You'll end up waiting indefinitely if you wait for crash

If your rent is about the same or more than mortgage buy, otherwise rent and invest in stocks or rental properties in places where rent is more than mortgage. Primary house is not an investment. Rental property is investment. That's what people don't get and they think buying a primary house is a good investment.
I doubt anyone’s rent is as much as a mortgage. Primary house can be an investment? You can downsize it after some time.
With rental property, you will have cash flow, appreciation, and tax benefits for all the expenses. For the primary house, you only get appreciation. Hence, it is not a wise investment. If you spend your money on investment properties or stock market you will have a much more gain in long term than primary house. I prefer investment properties in areas that can provide cash flow over stock because of leverage.
