I am very familiar with this area and I think the fair market price is 2.6-2.7, so yes in my opinion the buyer overpaid. Like OP said, it’s right behind 680 and also off of Grimmer (big road). Average size (<2500 sq ft), lot isn’t overly big. Two story. Decor inside is cookie cutter remodel and not extraordinarily high end. All it takes is one buyer who just wants the place though and would bid crazy, so good luck to the buyer!
Agreed. I also live near the area and think FMV is 2.6. Yes it is of average size. Backyard is nice with basketball court. Home in Mission of similar size and IMO better architecture and location sold for same price. https://redf.in/LrbwN7
To be honest I was also shocked at that one going for 3M. That one is smaller, has 1 less bedroom, smaller lot size, and has HOA. Fremont has been crazy this year.
People will pay even if it was on the highway, behind the highway is a already a good deal

3M for a 2400 sq ft next to I 680 in Fremont, what a day. Doesn't even feed into Mission HS. Irvington is fine though. Hope the kids aren't young or they'll grow up with asthma problems. Must be some Nvidian
Maybe the list price was too low, for that size and location, the price is about right. There are two properties nearby, smaller sold for 2.6M.
