Yes, buy index funds. Don’t touch them or even look at them until you need the money.
Consider Midwest real estate. All the properties I buy are well less than 100k (average 85k including rehab) and rent out for 1200-1300/months. Solid cash flow, good appreciation (better than HCOL cities right now) and a good way to diversify your portfolio if it’s full of stocks. Happy to chat more if you are interested.
I don't think these $100k properties would have room to appreciate if they are class C properties. Are you doing turnkey?
I do both BRRRRs and turnkey. Go google “Detroit appreciation”. Detroit and many other Midwest markets have seen greater appreciation than Seattle, Austin, SF and most HCOLS in the last 5 years.
