if you are researching for 2 years you are just not ready to buy. Stop looking
You cld have got a better home 2 years ago if you had not listen to perma bears of blind.
Lynnwood to Bellevue Square is only 25 min at 6 am. Expect much longer commutes.
Just buy anything in a good location (Redmond, Bellevue, Kirkland) and you won’t regret your decision in a couple years from now.

Bothell anyday for North shore school district and no crime. Lynnwood only if running short on money but still consider to overspend to get in bothell. Easier resale also
