Yeah to like 2.5%. Haggling in the US is much less common and viewed poorly compared to other places.

Seller pays 5-6% to listing agent, who often times splits that with buyers agent. Sometimes, buyers agent would ask you to sign where the buyer agent is guaranteed a certain %. If the commission comes short, then buyers will close that gap and pay the buyers agent

Seller pays to agent. You get 50% of what the seller pays to agent in the form of rebate.
Give him 1% or $15k, whichever is lower. He should be really thankful to you.
