No point as both buyers agents and sellers agent represent the seller. Both are incentivized to get the highest price possible.

Nobody is paying 2.5% to buyer agents today, everyone gets 1 to 1.5% back. After mid-july I am sure 1% will become the norm, which is also too much for the value these agents provide.

Very true.. here in the bay most of the agents just push the house under your throat.. if you didnt do any research mostly likely you will end up overpaying for the house. AND THIS IS DRIVING THE HOUSE PRICES UP. Its just takes one house to destroy the comps in that area.
Our agent provided a ton more value on the buy side than the sell side.
