Rates depend on many factor. Your best way is to shop for rates for yourself at least 4-6 key lenders in your location. If you do within a window the credit inquired from different lenders wouldn’t affect your score separately. I believe it is 30 days from first hit

A mortgage broker sometimes can get you a better rate. They usually can discount some basis points with the lender (as a referral)
