With the rising prices in Bothell, Lynnwood, Duvall and Issaquah, why isn't Kenmore and Woodenville more sought after? Wouldn't the schools improve with mass exodus of immigrant families to those areas? Duvall and Lynnwood has seen exponential growth despite shitty school ratings. It's actually a pretty cool place to live. 15 min to Kirkland. Close to St Edward state Park. It is indeed close to the lake so getting on the highway takes 15 min
Kenmore and Woodenville are already pretty pricey imo. They have less inventory available compared to other places you listed. Also not a lot of existing desis there which can cause new buyers to go further north into Bothel and Mill Creek.
Bad schools. Because of this a lot of people would not move there, those who are currently living will also leave in a few years. If you want to buy forever home, buy in Bothell. You may be paying a little more upfront but would see same in appreciation. Better daycares/acitivies for kids, everything gets affected due to having home in nicer or sought after neighbourhood. Amongst the areas you mentioned Bothell is first pick for most, it will remain the same. Indians want to live near Hindu temple Bothell, ( if you are indian) that area has seen steep appreciation.
Kenmore has poor connectivity to main roads. Even in Kirkland, there are only a pocket of areas that are desirable. Areas like FinnHill and near kenmore barely see the kind of demand the other places like Bothell sees. Unless it’s an affordability issue, I would stick to main areas of Kirkland (85th st), Rose Hill etc and 98021 in Bothell. Woodenville downtown is decent option well.
Duvall is in flood zone. I’m wondering why someone would buy a primary residence there. Bothell / Lynnwood are decent considering you’re staying in 98021, 98012, 98087, 98036 There are terrible schools in some areas of Bothell and Lynnwood however good schools are in above zip codes.
Agreed. Hence my post - why are folks buying up in flood prone Duvall but won't consider Kenmore ?
