Why is the 95124 house priced so low? The area is going for ~$1400/sqft. Should have been priced at around 1.7M to then be sold for ~2M. Why price it at almost $1000/sqft? https://www.redfin.com/CA/San-Jose/1691-Liverpool-Ave-95124/home/1037800?600390594=copy_variant&1778901559=variant&utm_source=ios_share&utm_medium=share&utm_nooverride=1&utm_content=link&utm_campaign=share_sheet #mortgage #housing #sanfrancisco #cambrian
Listing price is just to attract buyers. Comps decide the selling price!
True
It’s a frequent tactic for seller to publish a lowball price to drum up interest and attention in hopes that it will lead to a bidding war.
It looks disgusting, that’s why
Forget listing price. Go to open houses and practice pricing them until you can accurately guess the sold price.
For free publicity on Blind.
Homes of that size with that size of lot generally go for under 1.8 in that area. 95124 is a long drive from the good jobs and I’ve always felt it was a less classy. I haven’t seen the interior pics but my guess is that it goes for 1.5-1.9. Also, the markets have cooled off recently. It’s possible things will take a small dip until the inflation picture gets a little better.
yup cooled off recently for sure
A house nearby with the same footage listed for 1m and sold for 1.8m recently. https://redf.in/geq90G
That house has a jumbo lot over 7000sqft, this house has 5663 sqft. That is 23% less land. Based on that, this one should go for 1.45-1.6
According to description, it’s recently renovated and ready to move in. Another house that’s 1200 sq ft and 6k lot got sold for 1.81m. And its school wasn’t as good. Between last year and 3 months early this year, there is a huge price hike. Let’s wait and see. https://redf.in/zBnf6o
Houses are worth what someone is willing to pay. This market is moving very quickly and comps aren’t keeping up.
It’s one of the less desirable areas of 95124. Most folks prefer Leigh high
Hmm I have heard different
Seen the Carlton area? https://redf.in/PO2KSm https://redf.in/rGPeCX

I saw a Googler ( Male ) hit a lady multiple times in the cafe, should I report?
Why do Bay Area buyers keep asking the same question? The formula used by seller in Bay Area is the same. Get on page. It’s a teaser price which makes people over bid over each other in the fomo which is stoked by both agents for their commission.
Not a buyer. Trying to understand the tactic of going lower than normal. I know the catfishing that goes on in the bay with low price open houses.
