That whole area - despite a bad elementary school and being north of el camino real — has been doing very well due to the proximity to Nvidia. The house is attractive with a larger lot. The nice renovations are what probably pushed it over. For that general area, I personally would stick to South of El Camino Real, even if it meant a slightly smaller lot.
Not many care about schools these days in Bay Area. There are always private schools. Santa Clara is so close to top companies and shopping/dining etc. that’s the selling point

There are plenty of private schools to opt for. It’s not that difficult to get in.
It is 10 mins drive to Apple, Nvidia and the Sunnyvale Google and Amazon offices. Also, Adrian Wilcox is a highly rated high school for this location.
I also hear that Chinese investors have been buying up properties around NVDIA

It’s sellers market and extremely skewed up for buyers. At times realtors I think make up some fake offers just to max out buyers pre approval. Better to show pre approval only for amount you want to pay not what max banks give
