I regret for not buying house last year and I’m in a position not to buy one for another 6 months. How far this is expected to increase? I’m worried whether it would be a sensible move to buy a house around Nov-Dec 2021 as I expect the market to increase another 15-25% I’m thinking about considering to move to some other city like Austin, Phoenix etc as the cost of living is cheap and safer price range when it comes to buying a house. Any thoughts or suggestions?
That is not the way you buy a house. The way you reason/make decisions makes it gambling not a house purchase. You should never timing. You look at house purchase in a long run for at least a decade. I personally consider the following factors: 1. Do I need a house? 2. Can I comfortably afford it? 3. Do I see myself happy in the house? Deal.

Austin is not cheap anymore but comparitively speaking cheaper than Seattle. If you're averse to heat(which you don't seem to be), don't move. Else it's a good place to raise a family. Booming tech scene in Austin for sure.

Just sold a house to cash out, will wait for a good deal. I mean no way I’m paying +300-400k over listing for a stupid rambler or split entry. Shit is crazy right now.
It’s the same price this and last year.
This is the new norm for housing market. Maybe minor correction will happen as stock prices go lower this year, but don’t wait for a big crash like 2008. If this is your primary home where you will live for next 10-15 years, no point in waiting.
Do you want to live here long term? If so buy. None of us have a crystal ball but in my opinion with tech booming demand is only gonna go up. I would rather have a shittier house here than a nicer house in Austin or Phoenix. I love the amenities Seattle has to offer. If you don’t care, then if I were in your shoes I would look elsewhere where you can purchase a bigger home size. Plus Austin is booming too.
Im with ^, just buy if you want to live there 10+ years, dont worry about price, you will just add unecessary pressure upon you. Dont look back
